Once a quarter, for a handful of Murfreesboro neighbourhoods: what is being built, what has been applied for, and what the boards decided — within two miles of your front door.
Once a quarter I take one Murfreesboro neighbourhood, draw a circle two miles around it, and write down what changed inside that circle: how many new homes were permitted, what went in front of the Planning Commission and the Board of Zoning Appeals and what those boards decided, which commercial sites are moving, what the county recorded houses transferring for, and which state road projects touch the area. Then, at the bottom, what I think it means.
Everything above that last part is a public record. The city's permit file, the boards' own agendas and minutes, the Rutherford County assessor's parcel roll, and the state's road programme — each one named at the foot of every edition. Where a record carries a case number, a hearing date, a developer, a lot count or a distance, the page prints it, so you can look the thing up yourself rather than take my word for it.
Five neighbourhoods are covered so far, listed below. How much sits inside one of those circles depends entirely on which circle it is: since 2021, Savannah Ridge has had 65 new homes permitted within two miles, and Three Rivers has had 1,052.
What it is not: an appraisal, a comparative market analysis, or a forecast. An item on an agenda has been applied for, not approved. A price is what the county recorded a property transferring for, which is not an MLS sold price. Where the record cannot support a comparison, the page says so instead of making one.
A published edition does not change. Its figures were true on the date printed at the top of it and are frozen there; the next quarter's reading goes out as a new edition rather than as a quiet edit to the old one, and the old one keeps its own address so you can still read what it said at the time.
