How do you actually get paid?

On a traditional listing, my commission comes out of the sale at closing, so there is nothing out of pocket while your home is on the market. We agree on the rate up front and I put exactly what is included in writing. On a cash purchase, you pay no agent commission at all, since I am buying directly.

Usually less than people expect. I walk the home with you and tell you which improvements actually return money and which ones to skip. Often a focused weekend of prep plus professional media does more than an expensive renovation.

Yes. I built my own media studio specifically so my listings never get handed to a rushed discount photographer. Photography, drone, and the property film are all produced in house, and they are included, not an upsell.
